Our management philosophy views the Board of Directors as the policy making body of the association. Our managers act as advisor to the Board when our expertise and experience can add value. We view our role as the Managing Agent for your community responsible for carrying out the directives of the Board.

Communication

We pride ourselves on our communication with our Boards of Directors; communication not only by means of a financial statement at the end of each month, but communication that allows the Board to understand the overall condition of their buildings. We believe that our Boards of Directors need to understand the events that lead up to a certain expense as much as they need to know the precise dollar amount of the expense.

COVENANT ENFORCEMENT

Our property management team understands the importance of interpreting your association government documents correctly and enforcing them properly.

Inspection

Either during our regular site inspection or in response to a complaint, we will inspect a unit in non-compliance, document the violations, and correspond with the unit owner regarding the violation.

Expertise

If the violation is not corrected, we will consult with the association documents and provide guidance to the Board of Directors regarding their options.

Enforcement

If further enforcement is needed, we will assist the association in initiating further enforcement through fines (if allowed in the documents), fixing the unit (if allowed in the documents) and/or referring the unit to the Association’s attorney for further enforcement as needed.

Policies

We have developed architectural guidelines, fine processes, as well as rules and regulations for associations in following the MD Condo Act or MD HOA Act while consulting the Association Documents.

Community-wide Annual Inspections

As an additional service, we offer community wide inspection process. On an annual or biannual interval, we will inspect all units within the community, document the violations as well, and provide unit owners with an explanation of the violations. Our staff is prepared to answer any questions regarding the violations and provide guidance as available in making repairs.
