We pride ourselves on our communication with our Boards of Directors; communication not only by means of a financial statement at the end of each month, but communication that allows the Board to understand the overall condition of their buildings. We believe that our Boards of Directors need to understand the events that lead up to a certain expense as much as they need to know the precise dollar amount of the expense. No two Associations are alike. Each Association develops its own personality, with its own unique set of strengths and weaknesses. These characteristics must be effectively communicated to the Board of Directors for them to make the best decisions for the well-being of the Association.


Understanding finances is an essential part of property management. Board members find our monthly financial reports easy to read because they relay the current financial status of an association.  

Many management companies rely on outdated coupon books, which do not relay any balance information and can be easily lost over the course of the year.  Howard Property Management believes in mailing statements for each billing period, which provides a current balance and detailed information on our account.  Members of an association need to know how much they owe in assessments.  Our proven collection method of billing increases payment rates in an association.  We comply with fair debt collection standards in order to get assessments paid.  


Howard Property Management created a maintenance team to work closely with our management team to develop the expertise to quickly identify issues needing to be addressed, to determine the best solution and to quickly resolve issues. Our experienced management and maintenance team can handle almost any issue that arises within a community.  The Association can be assured that our maintenance team is acting as the Association's representative and solely in their best interest. On a regular basis, we will monitor and inspect roofs to determine necessary maintenance measures and examine gutters and downspouts for debris and hire cleaning as needed.  Our qualified staff can maintain fire and safety equipment and make recommendations for improvements.  From simple drywall repairs to reconstruction, from changing a light bulb to installing new light fixtures, from repairing a railing to installing a community bridge, our team of maintenance professionals can meet the needs of your association with quality and pride.

Why did we develop a maintenance team?  An in house maintenance team lets us respond to issues quickly while saving an association money.  This is especially important in condominium management because when an insurable loss happens, our responsiveness minimizes damage to units.

If a project is extensive or out of our maintenance scope, we will obtain pricing and/or bids on behalf of the Board of Directors from a contractor. Over the years, we have developed a quite of list of time-tested experience contractors. Proactively maintaining a property takes a significant amount of time and dedication. Failing to do so, however, comes at an even steeper price. Preventative maintenance is estimated to provide associations with a savings of up to 40% on overall long term costs. It is simply too expensive not to keep your common elements in tip top shape. Our management team guides your board all the way with our industry-leading inspections, maintenance plans and our proactive approach to building maintenance. Your board will be advised on: the current state of your property's common and limited common elements, the building's short and long term maintenance and repair requirements, recommended plans for funding and completing projects and proactive maintenance suggestions based upon your community's specific needs. We strive to maintain our properties in a first-class condition in order to maintain overall appeal and protect the property values of the community.  Our management team evaluates your contracts and proposals to ensure that your association is receiving the best value and quality of services. 



Our property management team understands the importance of interpreting your association government documents correctly and enforcing them properly. Either during our regular site inspection or in response to a complaint, we will inspect a unit in non-compliance, document the violations, and correspond with the unit owner regarding the violation. If the violation is not corrected, we will consult with the association documents and provide guidance to the Board of Directors regarding their options. If further enforcement is needed, we will assist the association in initiating further enforcement through fines (if allowed in the documents), fixing the unit (if allowed in the documents) and/or referring the unit to the Association's attorney for further enforcement as needed. As an additional service, we offer community wide inspection process. On an annual or biannual interval, we will inspect all units within the community, document the violations as well, and provide unit owners with an explanation of the violations. Our staff is prepared to answer any questions regarding the violations and provide guidance as available in making repairs. 



For major improvements for the community, our management team we will develop an RFP to obtain multiple bids to ensure cost-efficiency, we will meet with experienced vendor's onsite to clearly define the scope of the project, and will provide the Board of Directors with potential solutions along with different proposals. Our team of highly skilled professionals will oversee your project every-step-of-the way to ensure the highest standards of quality, efficiency and satisfaction are being met. The entire process, from design through completed construction, is overseen by Howard Property Management professionals working solely on the Association's behalf.
